Bed and Breakfast Policies

*OUR NEW CANCELLATION POLICY is greater than 31 days prior to the first day of your reservation, a full refund will be given minus a $50.00 processing and cancellation fee with written communication confirmation about your cancellation.

If your reservation is cancelled less than 31 days from the first day of the reservation, NO REFUNDS AND NO CREDIT TOWARD A FUTURE STAY WILL BE GIVEN - full reservation amount is forfeited.  No exceptions.

*Check - in on the day of arrival for all guests is between 4:00pm - 6:00pm and we ask to be notified if you plan on arriving at a different time. Please call 410-745-3350 or email us at

*Our staff will greet you when you arrive and give you the main door access code, show you to your suite and give any other pertinent information.  We will make accommodations as needed if an issue arises. We require advance notification, we do not have 24/7 staff to greet you.

*Check -out on the day of departure is by 11:00am. You may leave your vehicle in our private parking lot until 4:00pm if you have checked out and continue to enjoy our lovely town.  We have no liability or responsibility for your vehicle.

*Full payment is required at time of reservation and there is a two night minimum.

*TWO PERSON MAXIMUM OCCUPANCY PER SUITE!!!! NO EXCEPTIONS PER STATE CODE.  Suites are two person occupancy only.  If there are more than two guests then an additional suite must be reserved and paid for in full.  We do not have two beds in any of our suites.

*For local weddings and any parties associated who are staying in our peaceful quiet haven, you must contact the owner/innkeeper PRIOR to making a reservation for a contract and reserve a certain number of suites to not disturb our other guests.  No local wedding parties of any kind are allowed without a contract.  No suite keys will be given out at any time for any wedding parties upon check-in.

*No visitors allowed on the property for liability purposes except for special events when the entire grounds and home are rented.  

*Pets of any kind are not allowed.  This includes emotional support animals of any kind.

*We are an adults only bed and breakfast. Children under the age of 18 are strongly discouraged as we do not have any safety precautions for babies and small children.

*TWO PEOPLE MAXIMUM OCCUPANCY IN EACH SUITE, NO EXCEPTIONS!!!!! We do not have any suites that have two beds, so each suite is DOUBLE OCCUPANCY ONLY, nor is there space in any of our suites for a cot, sleeping bag or rollaway bed.

*Please alert us of any allergies or food preferences prior to your arrival so we may make menu revisions.

*We do have mini refrigerator/freezers in each suite for guests who wish to bring their own snacks and refreshments.

*We have a coffee, tea, water, hot water and ice station, glasses and snacks available at any time.

*We do provide an iron, small ironing board, charging stations, special makeup remover washcloths, seats in showers, small steps into deep jetted tubs, maginifying mirrors and hairdryers in every guest suite.  Please let us know if you have forgotten any toiletries, a toothbrush or anything you may need to make your stay enjoyable.

*We are not handicapped accessible and there are steps up to the front entry porch. We want to caution our guests that a first floor stay has a few steps to climb.  It is impossible to make the suites accessible in an historic home. We do not have an elevator.

*We are a smoke free property so please no smoking including vapes, cigars, marijuana, pipes, cigarettes, including the open second floor balcony.

*We do not offer daily housekeeping service is our policy.  We will give guests fresh towels upon request.

*We reserve the right to change our policies at any time.



Cancellation policy is full refund up to 31 days prior to arrival minus $50.00 cancellation and processing fee. If unforeseen circumstances such as quarantines or positive covid tests, we will reschedule you upon proof of an occurrence, however, you will be charged a $50.00 rebooking fee.
